Melbourne Care Ability

NDIS support, South East Melbourne

Specialised Disability Accommodation in South East Melbourne

An ordinary rental can be impossible to use when you need a ceiling hoist, wider doorways, or a layout built for 24-hour support. Families end up improvising in a house that works against the person who lives there. Specialised disability accommodation, often called SDA, is housing designed for people with very high support needs or functional impairment.

Melbourne Care Ability helps participants, families, and support coordinators across South East Melbourne understand SDA and how daily support fits around that home. SDA is the dwelling. The support you receive inside it, such as personal care or supported independent living, is separate. We explain that difference clearly, and we only proceed where your plan, eligibility, and our role line up.

What is specialised disability accommodation, and why you need it

SDA is a range of housing designed for people whose disability means they need a specialist home. Design categories can include improved liveability, fully accessible, robust, high physical support, or other categories the NDIS uses. Eligibility is decided through the participant’s plan, not by a provider’s brochure.

You may need to explore SDA if your current home cannot be adapted safely, if support workers cannot deliver care in the space, or if you want a long-term home built for your access needs. Moving is a major decision. Understanding the design, the location, and the housemate arrangements comes before any application.

Melbourne Care Ability does not replace the NDIS eligibility decision, and this website does not offer you a vacancy. We help you make sense of the option, connect the housing question with the support you would need day to day, and work with the coordinators and housing parties you choose.

Our specialised disability accommodation process

  1. 1

Step 1: Separate housing from support

We clarify whether you are asking about the home, the daily support, or both.

  2. 2

Step 2: Review what you already know

We look at your goals, current barriers in the home, and whether SDA is already in the plan or still a question for the planner.

  3. 3

Step 3: Plan the next practical step

That may be information for a planner, a conversation with an SDA provider, or lining up SIL or personal care for a home you already have.

  4. 4

    Step 4: Agree our role

A service agreement states what we will do. We do not imply we control an SDA vacancy or an NDIS decision.

Frequently asked questions

Do you own specialised disability accommodation?

This page explains how we can help you explore SDA and the supports around it. Eligibility, design category, and any vacancy are decided through NDIS processes and housing providers, not by this website. Ask us what role we can play in your situation before you make a housing decision.

Is SDA the same as supported independent living?

No. SDA is the specialist home. Supported independent living is the daily support that helps you live as independently as possible, which may be delivered in an SDA home, a rental, or another dwelling. You can need one, both, or neither.

Can you guarantee a house in my suburb?

No. Location depends on what housing exists, what you are eligible for, and what providers have available. We can talk about your preferred suburbs in Casey, Dandenong, Frankston, Monash, Kingston, and the Mornington Peninsula.

Will SDA pay my support workers?

No. The accommodation payment and the support payment are different. Personal care, shared living tasks, and SIL need their own funding and agreements.

What if I am happier in a mainstream rental?

Then SDA may not be the path. Accommodation and tenancy assistance, home modifications through the proper NDIS process, or a different support may fit better. We would rather say that early than push a specialist home you do not want.
